🔹 Title & Compliance
✅ Coordinate file opening with the title company and securely handle all documents.
✅ Verify binder deposit and obtain receipts for all parties.
✅ Ensure all documents are fully executed with correct dates, signatures, initials, and broker information.
✅ Submit required contract documents to the broker for compliance.
✅ Verify the title company has all necessary documentation.

🔹 Contract & Timeline Management
✅ Calculate contract deadlines and update them as needed.
✅ Provide a detailed contract timeline to all parties.
✅ Option to add important dates and deadlines to the agent’s online calendar.
✅ Ensure amendments or contract changes are shared with the lender, title company, and broker.

🔹 Inspection & Appraisal Coordination
✅ Order inspections (if requested by the agent).
✅ Confirm inspection date and ensure reports are shared with appropriate parties.
✅ Follow up on repairs, collect receipts, and provide them to all parties.
✅ Monitor appraisal timeline and completion with the lender.

🔹 Client & Transaction Support
✅ Order and collect HOA documents in accordance with deadlines.
✅ Order Home Warranty per contract terms.
✅ Connect buyers/sellers with a FREE home service/utility connection company, giving you credit for the service. If unavailable, we provide a customized list of local utilities and services.
✅ Maintain regular contact with the lender and title company to ensure a smooth closing.

✅ Coordinate and confirm the final walk-through.
✅ Schedule the signing appointment for the client and agent (if applicable).
✅ Ensure the transaction is fully funded and closed.
✅ Upload the final signed settlement statement to the transaction management system for compliance.
✅ Change MLS status to Sold and send out congratulations emails.
✅ Provide clients with a complete transaction document package for their records.
✅ Ensure CDA (Commission Disbursement Authorization) is drafted and sent to the title company.
✅ Send a 5-star review request on your behalf—highlighting your outstanding service.
